You have your down payment to the lender which can vary depending on a lot of factors, plus lender fees, attorney fees, prorated taxes, the appraisal, home inspection fees, and more.

While I don’t want to speak too much on the commission topic considering things are in the process of changing, You should prepare to add the percentage you would pay to your realtor,  that was mutually agreed upon  when you signed your buyer brokerage agreement, and add that to the closing costs.

Now, with a great agent they can negotiate seller concessions to get your out of pocket costs much lower.
