Buying a home brings many benefits to homeowners. These benefits include stability, protection of financial resources, personalization, and appreciation. On the other hand, Homes may also depreciate. There are a few things that you can control when home values are declining. These include Property maintenance and improvements. Some factors that you would not be able to control would be natural disasters, property market, or changes in your neighborhood. The current U.S. Tax code notes that assets can be depreciated by a 27.5-year straight-line for residential property. It is worth to note that land will never depreciate, so the more land the better. 

It depends… The buyer determines the value of the home. With that being said there are some things to consider. A newly renovated older home could be around the same price as new construction. With an older home, if there are old deeply rooted trees in the yard, those strong roots can grow toward the foundation and plumbing systems of the home. Both foundation and pipe replacement can be expensive to work on. On older homes there is an outdated building code compliance. Asbestos was commonly used in building homes before 1980. So, you would want to make sure you have your home inspected for hazardous materials. Now, whether it’s a newer or older house, always look for plumbing issues, roof conditions, reliable HVAC, water damage and mold, outlets and appliances that work, a good foundation and home exterior, and the noise level that surrounds the home. 

A Real estate broker is someone who obtained a professional license to directly act as an intermediary when it comes to buying, selling, or renting real estate. The main difference between real estate agents and brokers would be that a broker has obtained a higher-level license. The license a broker obtains allows them to practice independently or have a real estate brokerage firm that hires realtors to work under the supervision of the broker. To be a licensed broker, a real estate agent would have to be actively practicing for a number of years (differs state to state) and take an additional set of hours training followed by a written exam. The brokers also establish escrow accounts, which realtors cannot do on their own. 

Your property taxes and insurance are tied in with your mortgage in an escrow account. This is recommended so your payments to insurance and taxes are automatically paid, avoiding late fees or potential liens being put on your home. You can pay your own taxes and insurance in Georgia if you are granted an escrow waiver. To qualify for an escrow waiver on a conventional loan, you need an 80% LTV (Loan-To-Value) ratio, no recent delinquencies, no loan modifications, and no previous defaults on an escrow waiver. Always speak to a certified lender for more information. 

It depends… Some lenders can get you past underwriting in a day, getting you pre-approved quickly. This is beneficial when looking for homes in a hot market. But there are more factors that come in that could delay the process.
